To schedule a viewing appointment, copies of four (4) recent pay stubs, any additional sources of income, and a valid I.D. are required, OR a completed application. Please email us with this information at info@LHErentals.com. Once we have received this information, someone from our team will be in contact with you.
To apply for a rental property, you will need to fill out an application form and provide proof of income, employment, and rental history. A non-refundable $50.00 fee for the application must be paid during the application process. We will then review your application and notify you of the status. Please allow the office 5-7 business days to review your application.
Once we receive the completed and paid application, an invitation to complete a background check will be sent to the email provided in the application. Applications are not considered complete and can not be fully processed until this final step is complete.

Yes. ALL tenants MUST have proof of renters insurance coverage before moving in. Renters insurance can protect you from losses due to theft, fire, or other unforeseen circumstances. Premiums are paid directly to your insurance provider.

Tenant is responsible for ALL utilities. (Gas, water, & electric)
All rents are due at the first (1st) of every month. Any payments made after the allowed 5-day grace period (after 11:59pm of 5th day of the month), a late fee of 10% of the monthly rental amount will be charged.
Payments can be made with a money order, certified cashier's check, or credit card (additional fees apply).

To keep your account current with a payment arrangement, please submit a signed, handwritten letter detailing the dates and amounts you intend to pay. You can drop it off in the office drop box or email a signed copy to info@LHErentals.com; subject line "Payment Arrangement - Your Name". Please be aware that a 10% late fee will still apply.

Please include in the email message your name, property address, a good phone number to reach you, and the work needed to be done.
Renter shall immediately notify the office of all emergency problems at the property to (757) 622-8325, if after office hours, please call (757) 800-9557.
We will not be able to reimburse you for any unauthorized repairs you make.
Immediately contact the office of your intent to terminate early. You must also provide a signed, written notice of intent to terminate the lease at least 30 days prior to move-out, including the planned move-out date.
Please contact the office of your intent to renew. You must also provide a signed, written notice of your intent to renew, at least 60 days prior to your lease end date. Failure to provide proper notice could result in your lease automatically renewing month-to-month or pay potential penalties.
