MAINTENANCE REQUEST

For GENERAL MAINTENANCE, please fill out the form below or email info@LHErentals.com, with subject line "Maintenance-Your Name". Please include in the email message your name, property address, a good phone number to reach you, and the work needed to be done.


For MAINTENANCE EMERGENCY or AFTER OFFICE hours, please call (757) 800-9557.


Emergency requests will be prioritized. All other maintenance requests will be added to our maintenance log and addressed based on urgency and necessity.

In all emergencies or dangerous situations, please dial 911.

 Examples of issues that does not pose an immediate threat to health, safety, or property:

 

  • Burnt Out Lightbulbs (Tenant Responsibility) or Fixtures
  • Appliance Malfunction
  • No Hot Water
  • Clogged Toilets (Tenant Responsibility)
  • No Air Conditioning (if the outside temperature is below 90 degrees)
  • No Heat (if the outside temperature is below 50 degrees)
  • Noise Complaints
  • Parking Disputes
  • Minor Plumbing Issues (i.e. Dripping Faucet or Slow-Draining Sink)

  • Broken Water Lines or Frozen Pipes
  • Flooding from a burst pipe
  • Fire (please call 911)
  • Gas Leak or Broken Gas Line
  • Sewer Back-up and Flood
  • No Heat in Winter during Extreme Cold Weather
  • No Air Conditioning in Extreme Heat Conditions
  • Electrical Issues (i.e. Sparking Wires or Complete Loss of Electricity in Property)
  • Water Emergencies
  • Leaking Roof
  • Carbon Monoxide Detection
  • Extended Power Outage
  • Intruder Break-in (please call 911, then inform the office of damages to windows/doors due to break-in)

City of Norfolk Utilities

As a service to customers, Norfolk Utilities will send a crew to your address. The crew will clear the stoppage from the cleanout at your property line to the City’s main line at no cost to you. Norfolk Utilities can clear only municipal lines and cannot work on your private plumbing. If they have cleared the line from your cleanout to the sewer main and the stoppage continues, the blockage is located in your private line. In that case, you will need to call a plumber.
